Did you know in North Carolina the buyer can have professional representation from a licensed REALTOR and their commission is paid by the seller. So first thing first, you may want to consider finding someone that understands all of your must haves!
Your REALTOR understands the local market. Knows the many professionals that will help you make sure your investment is sound, will negotiate your contract and above all else is working on your behalf to protect your interest.
You're excited but slow down just a bit. You need to make sure that contract gives you plenty of time to investigate your future investment. Do you have enough time to have an inspection? Get a survey? How long will your lender need to dot all the "i's" and cross all of the "t's"? Busy buying seasons sometimes create a huge back log and even the most simple service can take weeks!
